If we sell it to them and the market goes down the next day, we have lost equity, but the asset should still perform based on our numbers unless rents also take a hit.If rents go down significantly, home values drop significantly and operating expenses go up significantly there are some MAJOR global issues and we are all screwed anyway. 

. - At a quick glance, unless your global financial picture justifies a different treatment, the numbers usually need to shake out to a 1.25 DSCR or it will be hard to find a willing lender. 

I see overleveraging in two ways; property and overall (or global).

I was simply trying to come up with a conservative figure for NOI growth that would apply globally in all markets with low cap rates.

Especially with more fiscal stimulus, as opposed to just pure monetary stimulus, the inflation will hit consumer prices much harder and because of global reduction in production we have a deadly combination of trillions of dollars flooding the currency and fewer goods to purchase.

I'll offer the perspective of global nomad.
