The developer decided to do section 8 which I was against so I declined the listings. 

MLS-listed deals are a bit harder to find, so investors here have had to get more creative in sourcing deals either through their own hustle (door-knocking, website, direct mail, driving for dollars) or finding good wholesalers to feed them deals. 

Even if the listing price is attractive, a higher flood insurance premium can make the property less affordable compared to a home outside the flood zone.

My method has always been to call every listing that hit 90 days on market in areas that I want to buy.

I have some close friends that are relators, they are getting me a list of people to talk to.

Here in FL in addition to management I also broker for investors, and curate a weekly vetted STR list with local homes. 

Pocket listing: Say the seller does want to sell, but they just don't want to list it on the open market.

Follow new listings closely and be definitive in scheduling tours and making offers.

Charming, smaller coastal towns with a slower pace of life, natural amenities, seclusion and semi-self sustainability are high on the wish list of many high level clients and investors.
