I recommend looking at reviews as well, and if they're BBB accredited - then that's also a green flag.

I was in a similar spot with a high paying W2 when I first started investing in real estate.I took the principles from BRRRR and Long Distance Real Estate Investing from David Greene's books and went at it.

The other picture (with the green boxes) is the return for possible scenarios - MTR, STR, LTR - but all have negative cashflow.

You can't just reshape arborvitae or leland cypress by carving it up; anything back beyond green won't regrow.

So, those who have been hit with there financing adjusting to triple and quadruple the money cost, slingshotted from life in the green to being deep in the red.
