I do have 3 areas that I believe will out perform the general San Diego market, but their schools are nothing special or worse.West Chula Vista has a large bay front development and can you think on anywhere else that closer to ocean/bay is cheaper than further from bay. 

Metro expansion definitely seems to be a hot topic with the Purple Line coming soon in Maryland and the recent expansion of the Silver Line, I wouldn't be surprised if expanding out the Blue Line is coming down the pipeline soon especially once the commercial development gets closer to completion.

It will compare closer to 4-20 unit MF complexes.   

Plus the price points are closer to what I'm used to from Wisconsin.Another area I'm considering is Kern County, which isn't super convenient but may provide an easier entry into flipping around here. 

If I factor in the cost of furnishings and initial repairs CoC is closer to 30%, although may be lower than that. 

Do you find that your listing inquiries pick up closer to the availability date?
