They could have advised me ahead of time.I'm hoping this was a one off and they will pay rent next week and not be late anymore, however I'm getting only bad signs from these tenants.I believe the one girl left and only the mom with 3 children are in the house now.

This girl sounds like shes more trouble than she is worth.

Honestly, I think it's because I'm a girl, the guy purposely ripped me off and essentially charged me double... they did replace some roofing  boards, but overall it was just BS.. did work that wasn't agreed upon.. going from a $5200 quote to $10,300 is BS in my book.     

The girl's exact response was "Why cant you keep the security deposit as rent?

Then I get to wait for someone to accuse of me of disparate treatment of a protected class or, preferential treatment to another class.
