I have 7 year old twin girls who keep me busy too!  

So based on what I've learned in the podcast, I think that I am a buy-and-hold kinda girl.  

All I had was a lot of determination and a supportive girl friend (whom I am married to for 10 years as of this writing).One of the top banks in India gave me a pre-sanction letter that they will finance 80% of the property value or my eligibility amount, whichever is lower.

They are usually done by a block method using square feet, they don't have time to look at each property so if you bet on that value, you'll be wrong, it's apples and oranges.If you don't know what value is based on and the 3 approaches used, you're not even in real estate, you might be playing some guru game playing house like a 5 year old girl, just trying to play with bigger houses.

@Thomas DeMoss is a great Resource too, he is very active in the Hixson area, although word on the street is that he is starting to consider thinking about pondering going south of the river to find deals ;) take care and best of luck,   -Luke

Hey Jake-First off, good job starting early thinking about investing, when I was your age my focus was on girls-and they won't make you wealthy, especially when you are dating.
