@Stephanie Potter  I am in the camp to not borrow on personal resi.. as it should be sacred and your emergency fund if you will.Also helocs can and do get called.. it sounds like your a HML.. not sure about you but I have bailed out quite a few folks that got their helocs frozen mid rehab and had no money to finish or pay their payments.. read the fine print in a heloc..

So I'm  kinda frozen here...This is what I'm thinking and what I think will take me to my retirementWe currently have two duplexes,one of them we completely remodeled  planning a flip(so probably over did it)the other one we bought with tenants and recently got one out and are doing a small clean up adding closets paint etc..Since we used all cash I was thinking about the BRRRR method and keep both for rental income.Lots of equity in both.BUT I don't really want to do the repeat process,but we can go that wayAnd still bring in 1600.

I think a lot of people get frozen up in that stage, with a lot of the "I can't find a way to finance this deal" to even go look and find a great deal for themselves.

Some will argue that taxes are a con to paying off early however, no, if that's what you want it'll always be worth it however, consider that once you pay that money into the home to pay it off... its locked in there, frozen until you either sell, of refi. or heloc... either one you will still go back to owing someone.

I am seeing a lot of this advice on BP about getting a heloc on your personal resi..however I am fairly certain the folks who are advocating those have no clue as to the small print.Heloc's can be CALLED  they can be FROZEN  just ask anyone who had one in 08 to 2010.
