Sounds like your agent wasn't experienced enough in the area.

I likely purchased this property too quickly as it was the 4th property we toured and we didn't negotiate on asking price as the house was previously under contract and my agent advised against lowering.

Austin is flooded with STRs (and str regulations now) but it can still work, just use a good agent.

My agent was a very nice older lady, but no idea about investing, it all worked out and once the first rent checks started coming in started gaining some confidence.
