I feel like we’re doing good but just kind of stuck in same routine.

Having your first is daunting for a bit, 2 seems pretty similar to 1, having 3 is different ballpark entirely and 5 or more you have a routine and settle in.  

The reality is, if your agent is an investor, like an actual investor that routinely does deals, they are also your competition.

And, then manage to the lease.I recommend scheduling a "routine inspection" of both units to "for routine maintenance and to gauge improvements that will be needed in the future."

The language is vague but I'm assuming our routine contributions over time would constitute towards the "repayment over 3-years."

I don’t know about New York but most states including North Carolina  have enacted an expedited eviction procedure for 10 tenants violating drug laws so just do your routine property inspection and leave a small amount of drugs in a closet ,  then call the police for search warrant which will remove the tenant to jail  The unconstitutional CDC addiction ban does not apply to evictions for anything other than nonpayment of rent 

Inspections, you would have to rely on a general contractor, freelancer or a licensed inspector to perform routine inspections.
