Real estate syndication for the masses is an evolving business with a short track record. 

Flipping a few houses a month for the past 2 or 3 years IMO is not enough experience to know what works, what doesn't, what tenants like, what is important to address, made enough mistakes to evolve their business, etc. 

I was all about cash flow at first and now I’m all about equity as my thinking has evolved.

Anyone used EVOLVE?

Just keep in mind that whatever plan you start out with, it's almost guaranteed to evolve (and should) based on what the market gives you.  

I enjoy the different perspectives as even my own thoughts on this continue to evolve. 

That is a TOTALLY legit practice.However, what has evolved from that is basically a RE match maker service where the "wholesaler" gets a contract lined up with the option to assign it to an end Buyer, and then markets it to find a Buyer.
