If I buy house for investment i run the numbers and everything look good but and its a big but... the house on flood zone from 1-10 he at 9 now let me make it clear its not a lake or something close to it city close to downtown chiago not lake around it very metropolitan area.. but flood zone 9 so i know its can be a big factor when i want to riff after i finish my renove there and want to take my money back 75% i know also the insurance van be factor with the price i can pay every month.. so if some have idea or experience with this subject the house located oak park Illinois..

So I just felt that even without comps I kind of knew under 400k downtown Easton, I can easily sell, as opposed to like dc or suburban Md where there are a million comps and tons of info these rural market’s with lack of comps and info you can kind of set your own market if you understand the area.

Considerations we've heard/read about are: distance to primary residence, location of the property in comparison to the primary residence (ie, if we live by the beach and we buy a property by the beach, it's likely not our vacation or second home, whereas living inland and buying in downtown or by the beach could be a more likely second or vacation home), and minimum timeframes for owner occupancy (like 14 nights if we eventually choose to do STRs there).We live inland and if this does allow us to buy at a higher price point, we're open to looking in more tourist-y areas of the city.
