Full disclosure, they do have a training course that is something like $5000 to join, so the podcast can come off kind of pitchy sometimes, but if you're willing to put up with a bit of that, there is also a TON of really good, actionable information in those podcasts.

I invest OOS and, full disclosure, have also started partnering with a TK company since I trusted them so much.

However, it's a bank owned property and know they have been known to cover stuff up and sell as is with no disclosure so want to try to place it safe.

These are higher risk transactions for all parties involved and should only be used in certain scenarios and disclosures, contracts, etc need to be handled in a particular manner. 

@Harrison Krause an ibuyer is a company that will offer on almost any home like offer pad, or  Opendoor (disclosure I work for Opendoor)  However you must own the home before using this option

Texas being a non-disclosure state, I understand most "free" online resources are not reliable source of pulling DFW area property comps (unless I am missing something?).

You close using buyers funds with full disclosure to the buyer, then DEED OUT immediatly to the BUYER and how they wish to take title.....

The disclosure to the seller that you are an agent is not an issue for most sellers, as long as you're transparent of your intentions.It is not necessary to startout with a license and having one doesn't hurt either.
