Section 8 properties
I’ve come across a seller in a D area chicago neighborhood who has six properties he’s willing to offload. I don’t have much experience in these neighborhoods so I’m looking for a way to make this deal work in terms of flipping my contract of interest in these properties.
All properties are section 8 approved
All properties cash flow between 1200-1800 monthly
All properties pass inspection
Seller is looking for 550,000 for all six
I’ve been running into problems pulling comps for these since the neighborhood is so rough. Ive seen top notch renovated properties with similar square footage sold recently between 70-130,000. I suppose the real question I have is, is this a reasonable asking price considering they are all cash flowing and in decent shape? Or should I be aiming lower? Also would it be more advantageous to make offers on each individual property?
