@Andrew Postell at least in NC, if the borrower gives constructive de facto notice at time of origination, via a deed accepted by the underwriter and funding is permitted to proceed (there is NC COB precedence), then there is no default and the bank cannot "call" the note.

I kinda agree with @Larry T. there is presently a storefront vacant building right at the corner of where i leave, the store is rented out but the apartment is vacant and it has been like that for at least 2yrs.You also need to be wary of the location, correct me if i am wrong but buildings were there are apartments and stores are technically in D, E locations which could have a lot of issues. this is based on my drive and stay in Rochester NY.Your located in NYC, i think you could take a day or weekend off to come down here and check the neighborhood out.

@Irina Belkofer The reason I'm hesitant to have a 3 year old live in the unit is because its an old house, and there are no public records of it being de-leaded.

Do not fall for the Nevada/Wyoming/Delaware/OtherFabulousState scam, you'll need to then register in two states and won't get the protection/savings that the salesperson promised you, because when you buy property in MA, then MA laws are the ones that matter.
