I’d do cash for keys in this case :Tell them that you are supposed to give them 60 day notice ..and if they don’t destroy the building and agree to vacate before lease is up ..you’ll give them their full deposit back plus additional 100 bucks ( or whatever you’d want to add to entice them ) if they are making things really bad for your good tenant then the good tenant probably won’t be there much longer either if you don’t do something

I have personally owned over 500 doors over a few decades and have KNock on wood never been sued by a tenant expect for deposit squabbles.. if anything we sue the tenant for destroying our units.. .

If not, I would just be nice as you can to the tenant and make regular property inspections to make sure the tenant is not destroying the property.
