Not my doing.6 years ago I elected s-corp status (from c-corp).There is no mortgage, and therefore no due on sale issue.The issue is the appreciation and what will and what will not trigger the recognition of a capital gain.I have seen various articles that describe ways of migrating assets from s-corp to LLC that does not trigger this.I was hoping for corroboration and more detail.

But what you are describing has been seen on these forums for years: Airbnb Arbitrage, where the host, for any number of reasons, can't buy their own properties so leases other people's in hopes they will more than cover the rent with their airbnb.At the end of the day, you are no longer operating a residential property.

What you are describing (i.e. expanding search area to 1-2 mile radius) sounds like "shopping for higher priced sales" as opposed to looking for recent similar sales in a similar market area.
