In this case, especially if you're getting a better price and your sure a fairly identical unit next door has them, I might buy them.Another thought though is that if you don't supply them and therefore charged less, you might get the tenant who wants to pay less and actually does not want to use "someone's old washer and dryer."

The properties and units are identical to each other, but the properties are totally different colors.

But based on activity levels required by case law to have a T/B and some IRS pronouncements on the issue of NNN in related but not identical contexts (for purposes of determining if an international taxpayer has sufficient connections to the US to have what is known as "effectively connected income"), I'd say odds are high that NNN leases will not be viewed as a TB for purposes of the 199A deduction.

Since you have purchased real estate before, you will notice it is nearly identical to the contract your realtor uses.I took the completed contract as well as the earnest money deposit to a title company who did the majority of the work.
