Least of all me, there is absolutely nothing a CG will advise me on from the size of a ring nail on shingles to the vapor liner below grade of the foundation, nothing, if I need an advisor I'll ask an engineer.And, contractors will do well to hook up with good investors.

In Ohio at least our licensee exams are all computerized, so if you have test anxiety, it helps you practice being in that state-of-mind and relieves you of some of that undue stress.

We will use some off white/muted grey wall colors, grey tile, white cabinets, and light grey granite countertops in the kitchen and baths.On the exterior, we are planning to replace the roofs on all buildings with 40 year architectural shingles and paint the exterior a complimentary color which will be create a sense of place and setting in the woods surrounding the home.The most challenging part of this flip will be removing the trees around the house.

Foundation is solid, brick is good, shingles are good, flashing needs replaced around four chimneys and should be done prior to closing.

The common wall usually has flashing up top where the shingles are so you can re roof one half of the property without disturbing the other, I have seen them painted with different colors right down the middle and yes if you meticulously keep your yard and he doesn't there's nothing you can do.

This isn't necessarily a problem but with asphalt shingles can lead to their failing earlier than normal.I can't speak to the cost and rehab benefits obviously, but like I said It will probably go quite a ways to ensuring that space stays cool.

I think I could deal with quantifying the damage and adjusting my offer and walking away if he didn't take it - but now I'm worried the termites might have gotten under the shingles and perhaps there is a lot more damage that we can't see.

I have run it through the calculator a few times but im still not certain. heres the infoSmall 570sq ft single family home 2 bedrooms 1 full bathroom recently renovated new kitchen cupboards, flooring appliances, fresh paint, upgraded windows and siding, new shingles on the roof. it also has a completely fresh slate in the basement ready for any reno i want. single detached garage nice yard and close to town walking distance to everything.
