He's the guy who shared my interested and connected us, he wouldn't recommend him as a seller if he had bad experiences with his other properties.I did ask about other properties and he shared about a duplex for $200k, but I wouldn't be able to afford the down payment needed.He acknowledged the rent is low compared to the market and never mentioned that it's his "best" property.1) Agree, but if he's been a good tenant is that necessarily a problem?

Make sure the previous property management company did their job and communicated a change in management prior to you taking over--along with your contact information.If they have no done this, they should so the tenant doesn't feel like a scam may be going on.Just make sure they're away of where rent payments need to go and who they can contact in the future.

The income amounts look to be long-term rental (which they are and came in 30% lower than what the STR average did) and 2. why did the appraiser look at homes 20 miles away to compare to when there are PLENTY of rentals in town...

The US Tax systems, when compared to the EU, seems to be setup for capitalists. 1031 exchanges, write-offs, etc.
