We avoid putting fresh things in the fridge for the same reason, unless you want to pay for your cleaners/restocked to make a weekly trip to the store.

The risk is that the cleaner arrives and the water is off, now I am looking at at least another 2 or 3 days of vacancy to reschedule. 

With that said I am opening up more to the idea of single family homes In cleaner neighborhoods, but still being new to the area, unsure where exactly those places are. 

Granted, it's a lot cleaner deal if you go through them and, personally, I feel guilty buying an occupied dwelling at a tax sale, but still, plenty of folks do it, so I was just wondering. 

It seems like Portland has very specific laws so I would strongly recommend consulting with a lawyer in Portland ASAP.Also even with cleaners I would think you would need some time to get rid of the weed smell.

One thing I would add is get some coil cleaner (Home Depot. $6.00).

That way I or my business partner in the LLC can handle the property management for all the properties.By breaking them up, we could always do the property management for him for a fee, but then that would entail being a PM for someone else and taking on whatever additional liability or costs that entails in Maryland.It’s definitely sounds cleaner to break them up.

I don't get the sense that the previous owner actually knew about this as he was a very "hands off" owner of the property and was informed by the house cleaner about the puddle on the floor.
