You are right that any lender who does 100% financing has to be ready to take the property as the borrowers are more likely to walk away, and they also charge more for that.Actually, the only reason I posted was because I don't think someone should shut the door to an HML if they can still get a profitable project done for these reasons:1.

Community Action, churches, Salvation Army is good for $250 every 12 months, etc.  

In your ad you can't say that this property is close to "The So-and-So Church", or "Perfect for couples" or anything else that would show that you are targeting a certain type of people.I specify that income must be at least 3x that of the rent, and since my rent is on the higher end, I usually get better people wanting to apply. 

Over the years they have been late a couple months each year paying late fees, have gone through multiple checking accounts and have gotten shut off notices for utilities.

We set up our system so that only a few of the exact same message are allowed to be sent, then our system automatically shuts you down, thinking you're a spammer.There's a way around this, though.

There are others in NC that have shut their doors after 3 to 5 years.

I don't recall ever seeing any job sites shut down, yet over the last month and a half or so I have seen maybe 8-10 jobsites shut down.
