We're working on fixing the violations listed (crack in the lintel, broken window pane, loose deck board, etc), but how will/could this impact our case on the tenant? 

Have you broken them down into yearly, quarterly, monthly, weekly, and daily bite size bits that you can attack?

No issues for you, just give the details of work performed, and a reasonable cost for the work, broken out in 5-6 categories.  

You don't want to hear "The hole in the wall and broken screen were always there."

I'm considering places around TU and also in Broken Arrow and Jenks.

There was a guy who posted earlier this month about his property in West Ogden constantly being broken into.  

Someone to go in and make repairs on this rent ready house which started out as a simple few broken things and a bit of paint so maybe another $1000.2.  

If something were to change and an agreement was broken or minds we're changed,  the funds would be stuck in escrow until court order,  either initiated by the principals or the escrow company.
