My advice would be to cold call single line with very specific niche data as opposed to bulk data like propstream or batch.

Winnipeg can get cold with the windchill but -70 is ridiculous. 

What you get when you let a tenant paint is roller-marks of the wall color on the ceiling, drips and runs, patchy covering, spilled paint, silly accent walls/ too many colors, uneven lines on edges and in corners, splatters, blistering, bubbling, peeling, the wrong sheen, visible brush marks and roller strokes, trim painted the same color as the walls, electrical outlets and switches and even light fixtures, vents, cold air returns, fart fans etc. all painted when they shouldn’t be, not enough coats where paint actually should be, and terrible color choices (almost always too dark or too weird).

I would work with an investor-friendly agent who focuses on cold-outreach methods like cold-calling, cold-texting, etc to bring you off-market deals.

If your in a very cold environment you can have a gas furnace in your HVAC system. 

There are many ways to market directly to sellers: Cold calling, SMS, Direct mail, Door knocking, PPC, PPL, SEO, Facebook ads, Radio, etc 

You can also find your own opportunities by driving for dollars and cold calling property owners of the houses you find.

Or making sure plumbing is properly insulated or protected for cold winters, etc.
