Stay on top of repairs and generally bend over backward to keep a good tenant happy.

I'm not investing there personally, but had clients sign for a new build over the weekend at a base price of $250Kish at Piney Creek Bend with KB and work for an investor that has several lots for sale in the Tahitian Village neighborhood. 

The towns I can think of would be places like Waukesha, Brookfield, Watertown, Fond du Lac, West Bend, Beaver Dam, but they are all much smaller and I don't know what the markets are like.

If the property would be difficult to fill at the market rate, then go ahead and continue bending over backwards to accommodate this tenant.

Harris, Fort Bend, and Montgomery counties are all great areas for potential.

You're doing fine, don't let anyone make you feel guilty for not bending over backwards and throwing money at every request and *perceived* problem.

This is a pretty obvious case of trying to bend the rules to your favor which is a big no no.
