If you sell in 10 years, that $3600 depreciation will be added in as income on your taxes and you will pay taxes (currently 25%) on that $3600 even if you didn't claim it.Now, on a $10k property, it's not a huge deal, but if you have a $100k property, under the same scenario, your talking $36,000 in taxable income.Google and BP are not a substitute for an accountant.

But there is still the cost involved in material and timeIf you do your own maintenance,  then the labor cost is on you.Wood gets scratched up no matter how well you try to refinish it more so that a flooring product that has an AO or double layer of ceramic bead that is factory applied, such as LVT's.

The whole one bathroom thing is something I usually just avoid all together unless you budget for a second bath to be added and valuations can support that.
