All bark no bite.

There's not much point in barking up the tree of a third, fourth, etc, at some point you have to concede that per their appraisal rules, the thing just ain't worth what you think it's worth. 

About two weeks after she moved in she started complaining about a neighbors dog barking excessively—I agreed it was a problem, went over to talk to neighbor & problem was resolved for now.

If I hear dogs barking in the background or if the husband is leaving a message but I hear the mother screaming at her kids while the message is being left I imagine how they will be as tenants and sometimes make a judgement call if I will even call back.

The dog in one of the units appreciated it and quit barking thinking someone was in his space.
