. $1M could buy you $3-$4M with leverage a few months ago but $2.5-$3m  should still be attainable today in MF.

If they are you will still be able to inherit the properties but it's going to take longer to get things properly thought the court system and such.Next get with your attorney and see what vehicle will be best to move the assets into for you to make money, share ownerships, attain loans etc.

I also picture them happy.Self actualization: I tell myself that I can do it and become a successful REI, and God has blessed , with gifts and tools to attain a life of joy and abundance.

The more knowledgeable people I have on my team the better chances are we can attain a good deal on a purchase.

This could mean that a high cash on cash ROI will be a bit harder to attain, but definitely not impossible.  

Duplex units in back currently rented for $600 each and 2/1 could easily rent for $800 so 1% rule is very attainable.

This is a SPECIFIC, MEASURABLE goal, and now I can tune my investment vehicle(s) to attain it.

ONe of its main tenets is that "better is better" and that you have to intentionally sit down and define what "better" means to you before you can reasonably expect to attain it.  

@Arturo Andres LaraCan't speak for Tom Krol's program - but I do know that there aren't any secrets in Real Estate and every single piece of information you'll ever need is attainable for free via BP, Youtube, Books (library), etc.

@Florian KuehneHi Florian,I think those cash flow and return numbers are definitely attainable for a house hack, especially if you force appreciation through the initial renovation.
