I will repeat my assertion that I am skeptical of not just your company but any model that appeals to investors to get great returns in the tax sale business.

You can run into smooth talking sales people who can repeat cliches with confidence but have little or no substance backing their assertions.

If you get resistance or push-back then be more assertive but professional and let her know the consequences if she doesn't vacate by the agreed upon date i.e. loss of security deposit, increase rent amount, court filling, etc. 4 - Offer to do a courtesy walk-through of the unit so that you can point out items that need to be addressed in order for her to get all of her security deposit back.

  :)We don't have info as to whether she wants to remain in the property or leave - if she wants to keep the house she should be able to and she should assert her rights. 

Unlike the assertions from many here, potential rental property prices did not drop with investors fleeing the market.
