I hope I was able to articulate the scenario in a fashion that made sense.

Next is to take stock of your goals (for example, accumulate wealth for retirement, quit your job, etc) and be able to articulate them clearly.

Being my first deal I learned more than I can even articulate about hard work, real state law, contractor relations, and so much more.

All of this takes knowledge and money and needs to be articulated in words and numbers and fully understood before you move forward with your development plan.

Many members, including myself, often stay I want to get involved in real estate, etc. but how many of us can really articulate what that means.  

If so, I like the sound of that approach, but I wonder what the best way is to clearly articulate the process up front.

Thanks for the great responses Scott and Joel - however I think I failed to articulate my question sufficiently enough.One of the important aspects that my investing partner and I look into with any new city is essentially where are all the jobs located?

Secondly, if there was an obligation for the tenant to keep the heat on, he should have had that articulated clearly in the lease, which it wasn't.

Articulate it to yourself, look at it, and decide if it's important enough to you.
