Comment:   Personally, and I could be wrong, but I think the Listing Agent did get the Seller to sign a release of Earnest Money (which might include an admission that Seller agrees that the Contract is cancelled) and now the Seller has remorse and regrets their decision.Good luck.

I think the suit was $13k and we settled for $500 with no admission of guilt - I had already paid my lawyer a grand and it was going to cost another few grand going to trial, so he offered them a $500 settlement with my approval and they accepted.
