My goal is to buy 5 more rental properties this year and I plan to do so with the BRRRR strategy and when possible, buying turnkey properties with accumulated cash flow from my current rentals and profit from flipped properties.

Trust me we all started with that 'one property' & many dropped out of REI simply because of that 'one property'.As you suck it up & continue to accumulate a larger portfolio there will always be that 'one property' that's the proverbial PITA.

I wouldn't just tape those up.....Hard to tell on pix, but it may just be dust that is accumulating in areas due to normal air circulation/turbulence....if that's the case, you really just need to clean the unit up...... dust will kill the efficiency of cooling unitsWorst case is that its something liquid leaking and its blowing that material across that surface and dirt is sticking to thatBy sealing it up without knowing the issue, you are just encasing the issue out of site and will likely just postpone needing to deal with it.Id take the covers off and take a better look....my gut is that's it dust material

Details - I pay 10,000 deposit to sign up, which I can earn back over the partnership, I also have to pay $397 a month. 1/3 deposit earned back on each deal we do1/3 back on accumulated marketing expensesWe have a 50/50 split on deals.
