You have Turnkey companies that are fully vertically integrated you have Marketing companies that rep various Turnkey companies and they work as a RE agent would work.. making a commission if they are the procuring cause of the sale.

If that broker was the procuring cause of any sale within that time periodor after the listing expires, they can demand a commission (usually rare for several reasons, but they can).You flat fee broker can call that listing broker and make acceptable arrangements for any commission, usually, but some full service brokers tend not to be very accomodating with flat fee types, IMO.You should ask the flat fee broker and see what they recommend, so long as you approach the new broker about the listing, that would be fine.

A bird dog simply finds a lead and sell the lead or wait for the deal to close to get a fee.The bird dog doesn't negotiate for someone nor is the bird dog a procuring factor of the deal.
