I'll expand my search a little further north along 75.Does anyone have advice for searching outside of the MLS other than just pounding the pavement... don't really have any $ for marketing and still trying to save for a downpayment.

So now with prices and rents were they are at and this crop of investors who have it pounded into their brain that a property needs to positive cash flow with 20% down other wise its no deal.. that seperates new builds generally on their face IE they won't hit those metrics..Now in parts of Texas were things can be cheaper than west coast and rents a tad higher I can see were investors could swoop in and hit the magic 100 a month positive with 20% down on new construction.

Professionally, I'm a qualified insurance broker, though outside of profession i'm an aspiring amateur jazz guitarist and muay thai fighter.Let's see what comes out of this crazy real estate dream:-Real estate goal: From scratch build a 1.5 million pound real estate portfolio in London (UK) and England.Timeline : within the next 5 years.Strategy: A) Type- Multifamily units, apartments B) Tactic- Buy and Hold, House Hacking C)Financing- Conventional mortgages, partnerships, private money As of now I'm currently seeking mentors and experienced investors (preferably local) to bounce ideas off and possibly partner with moving forward.I am also working on improving my ability to analyze and select good deals on a consistent basis.Look forward to interacting with you all in the near future,Many thanks,Mayo

I Suspect if I posted the opposite; something like ‘Guest demands one night refund for broken AC or crazy party thrown next door all night’ and I responded by saying I told him to pound sand and ate a 1* review I’d get more hate for doing the ‘wrong thing’ than support.
