If you have ever seen the movie Cocoon or Summer Rental (both 1985) or The Punisher (2004), those were filmed in my area.

Here's my suggestion:Go rent the movie the Money Pit, with Tom Hanks.  

All in all, something I could follow with popcorn and great interest if it ever became a movie. 

Those are great ideas. we always give the tenant a welcome basket when they first lease the home, Toilet paper, water bottles, spaghetti sauce, sometimes a plunger... just stuff they may need or can use when first moving into the property.. they LOVE these items.. all things you can buy at the $1 store.We also send them a movie gift card and dinner coupon during the holidays and have a hand written note letting them know the owner asked us to send them this and thanking them for being such great tenants.If you are big enough and have enough homes you can normally go work a deal with a local restaurant to be able to get some discounted price off the coupon value if you buy quite a few of them.

You end up with floors that are half coming up, and a ceiling fan that looks like it's part of a Final Destination movie.

They have plans to put in a higher end movie theatre, bowling alley, and a city town center.  

The movie is 90 Minutes in Heaven and my house was used for the protagonist's home.  

What was that recent-ish movie again?  

There's North vs South, east coast vs west coast etc. again its old news yes.Often controversy sells - this is quite true in the music and movie industry as it has a fictitious base anyway but it seems to be the case in real estate - controversy sells unbeknownst to me, up until now that is.
