And this is on top of swapping fees-for-rate at the normal ratio of about 0.5% to fees/points for 0.125% to rate, so if the lender was quoting 5.5% at 0.5 points, that could also become 5.375% at 0 points.... first 50 bps to knock the rate down, second 50 bps to knock out the half a point.

Speaking from experience I would say knock out some of the debt (the 7% at least and be careful with deferments if you have to pay interest on it.
