Watching someone run a belt sander over a cabinet door can show you how it's done. but when you try it the first time, you're likely going to learn how not to do it, even though it may look like the same technique.I agree with Jon. almost mentioned it, but what you can't see is how much pressure to use with power tools of how hard to grasp the skill saw or really how hard to swing that hammer and not dimple the wood.

I'd have to say, IMO, that those who dance around trying to be involved in doing business without being responsible probably are either acting in something they don't have a grasp of, scared to take the reigns and drive the wagon or they are probably acting in a more predatory area, intentionally or unintentionally.

@Carlos......looking at the 50 -75 unit range to start.My wife was an apartment manager for about 15yrs, but has been out of the field for about the last 5.She was a bit of a turnaround specialist...improving the NOI for other investors on many different properties in the 250 - 500 unit range, so we feel that we have a decent grasp on the management side.

You must understand that while you and others with enough experience can easily grasp what you have stated, I believe it takes away from the intent of teaching those much newer, the concept of buying at discounts and how we make profits.Time and again, I see people paying prices for homes to flip here in So Cal and for the life of me, I am trying to figure out how the hell they will not lose money much less make any money.Again, I am not on disagreement with the principles you have stated, I just felt it was more confusing than helpful to most readers.
