I can theoretically hold off on returning Tenant A's security deposit until after the end of the month, but I don't know if that serves a real point.A few small points - these tenants are basically kids (pretty new renters).

All of our apps are first come first served so we dont rank them super often, but I believe appfolio allows you to set your requirements and will advise you whether or not an applicant meets the requirements as well. 

Would caution you about trying to be a property manager AND an agent.While they are both real estate related, it's really hard to serve these two different businesses at the same time and do it well.Also, not understanding your lease-to-own goal.

Another  was making a contractor leave while he was trying to make a repair to name a few.Here we need to serve 10 day notice explaining lease violations.

Those on-site teams would be primarily made up of cleaners and handymen, who in remote locations would also serve as my eyes on the property for any potential issues. 

The ARV % serves as a secondary calculation (i.e. constraint) on the maximum loan amount for a rehab project.

My gut says you would be best served ordering another appraisal and staying far away from that appraiser.
