We drum up the leads, we get them under contract, we assume all the risk, etc.Again, I am happy with the education but I didn't find it comprehensive enough (lack of extensive marketing training) and the 50/50 split seemed too restrictive.At this point, I'd rather find local partners on my own and partner on a deal by deal basis.

What kind of buyers are you drumming for?

And, if you swing by the local Keller Williams office there's a lot of teachings about door knocking for listings so this would be a great opportunity for a new agent to try to drum up you a deal and themselves some business, and all those tenants are potential buyers, so swing by a KW office and find someone who is hungry. 

When I was a real estate agent in CA years ago agents used Zillow and other sites to drum for business. 

So from what I just gathered from the lease is that:The loudness, from playing their video games that shakes the walls to them playing drums at night to their kids and dogs toys being in a common area (front yard and parking area) as well as the dog poop not being cleaned up, the dog never being on a leash, and them blocking the front yard gate with a blouder is a violation of the lease.

I focus on property management but @Rob Drum has helped several of my clients as an agent and they are all very happy with him.

They sometimes even sends some of their people here to drum up business with fake testimonies.  

Handle roadblocks as they come, I can drum up countless scenarios where the deal will die.
