Wholesaling out of state properties

Hello BP members, 

How do I close an off market, out of state deal? Assuming I have the seller under contract, what would be the best way to get more detailed pictures of the property without asking the seller and also having someone attend walkthroughs with cash buyers? If I was able to find a partner out of state, perhaps a real estate agent, what would fair compensation be for that persons efforts? Any tips and advice is much appreciated!
