Hey @Dan Fritschen, To keep things above board and clean, id recommend forming a legal partnership or forming an LLC with ownership over said LLC clearly spelled out and open a bank account for it.

But yes totally agree with @Jeff S. comment, and also there were some really cool DIY bigger pockets meetups (like the South LA Bigger Pockets meetup which moved to Facebook groups) that are full of other investors who are just looking to connect, and not sell you anything!!

I have remodeled the unit completely prior to putting it to rent, including addressing pre-movein readiness checklist I was given by RL after they walked through the unit (small list of punch items like toilet paper holder, cleaning unit, door stopper etc.).

She can't afford rent, so you get her moved out by the end of the month, then apply her deposit to the unpaid rent, cleaning, and repairs.I may even incentivize her to leave quickly by offering to forgive the unpaid portion of rent if she gets out by the end of the month, but it really depends on a number of factors and I'm not going to ask for details.For future reference, best practice is to have set standards and adhere to them every time.

This is how its done.As a rental rehabber (for my own portfolio) I just need; a decent handyman who can do simple electtrical fixtures, plumbing fixtures, fix leaks etc, an HVAC if I plan on replacing the system, a roofer if I need a roof (rarely), a painter, and a lawn guy to clean up the lawn.
