When I offer to proceed with an applicant, they have 24 hours to put down a binder payment equal to one month's rent. 

I asked them if they could set up a business trust and personal trust, they said yes.... then proceeded to talk like the series LLC was a trust.

If a sale and capital gains the only option, you could look at seeing if he was interested in selling you all his portfolio on an installment sale and then 1031 exchange the proceeds into a private real estate fund. 

I am wanting to sell off my 4 properties and use those proceeds to help fund the next 3 years of living expenses for my family and I.

If yes proceed if no, get off the phone they are all going to try and sell you a different product and you don't have time for that.

However, if I were to proceed with this, I would likely need to adjust the rent accordingly.I’m looking for advice from the community on how best to approach this situation.
