I don't have any problem with a Summit that sells materials like books or even videos, even a reasonable admission is fine IMO.

I think the suit was $13k and we settled for $500 with no admission of guilt - I had already paid my lawyer a grand and it was going to cost another few grand going to trial, so he offered them a $500 settlement with my approval and they accepted. 

By your own admission, you are using the "inspection period" as a period of time to find a Buyer.  

The savings is $26,000 ($136,000 - $110,000) in your scenario, but by your own admission none of your bank account calculations match up with that, yet you're saying it's the same.

Then, if he ever causes any issues, remind him that you have a written admission of tax evasion that you're prepared to forward to the IRS...  :-)

Being out two month's of rent isn't the worst thing in the world- the comedic value was worth the price of admission.

How is that any less fair than colleges that charge application fees then choose only the most qualified students for admission?  

If you can find that, I think coupled with your video evidence (although it probably wouldn't be admissible in court) could help you get them out quickly.
