Maybe you need to spend a little time searching craigslist or wherever with them for their next place, maybe its getting some low priced helper over there to actually help them start packing up, or even pack up while the tenant is still having trouble motivating up off of the couch-depression can be a real killer at times!

Just because you need to mark up $1400 worth of materials and a half day's labor for you and a helper to $5,000 to make the 'wage' you need to make doesn't mean others have to do the same to stay in business.

In my opinion, allowing them to stay during the process is not a good idea.There will be no kitchen sink usage (drain will be cut off).The toilet may be removed to allow room to operate.The wall above the bath tub will be opened with tiles removed (no shower).There will be carpenters, plumbers, myself, helpers, coming in and out.We may run into some unforseen situations that may require plan B, plan C scenerios.She has two cats. 

I had 3 helpers, saw cut the concrete with my own concrete saw and completed the entire job in 4 hours (not including patching the concrete).

In the morning am getting up at 7 with the dogs and out by 9 to pick up my Helper and get down to the house For Sale to do some more of the final repairs, on Thanksgiving.
