We are in the Minneapolis area and with our portfolio, we like to do a combination of investing closer to the city where the rents are higher, and there is greater likelihood of appreciation, as well as investing in tertiary markets where it is more of a blue collar based tenant, who is less likely to move, and treats the property as their own.

I don't think you will see too much increase in value/appreciation over time with that type of asset.As a general rule, I don't invest in Spartanburg as there are not too many blue chip companies there and I don't really see much development/population growth.
