For most fully occupied doubles I pay around $200/qtr for water/sewer. 3 and 4 units more around $300With non-reported broken toilet flapper I had bills go up from $200 to $700+/qtr.

Keep in mind if this is an old property you may have refurbishment costs to upgrade.'

I have been successful in lowering utility builds with some capital upgrades and billing back tenants.  

I haven't minded tenants moving because I've been upgrading properties and bringing rents up even more.

If you're already sitting vacant and already spending $45,000 on renovations, then I would seriously consider making the bathroom upgrade.

You could also ask what type of upgrade she'd like seen done to her home, that way she benefits and you benefit too!  

They send someone out that notes all the service required (cleaning, holes in wall, broken blinds, bulk disposal, carpet cleaning, landscaping, etc etc) and a price to fix it all.

.- Monthly expenses (taxes & insurances) = $492.00/month- The house needs a minimum of $100k in upgrades, though more likely as I said above it is best as a tear-down and rebuild, likely $350k to achieve.- A real estate agent I worked with recently to sell my parent's home did a CMA suggesting his sell price would likely be $279k~.
