I’ve scheduled my inspector to do his normal routine and I’ve also hired a plumber to do a pressure test on the system since we can’t test the plumbing by simply running the water.

Routine maintenance and capex are part of the business, but tenants should be responsible for reasonable upkeep and to not break items. 

Often the percentage will lower if you have multiple properties, so ask them if that's the case if you are thinking of doing more investing in this area- Maintenance costs | ask for an hourly rate for general maintenance, any routine maintenance that you should be aware of, and if they have an in-house maintenance team or if they use third party maintenance.

Another bonus: A few months ago, I implemented the Miracle Morning routine and I’ve NEVER BEEN MORE SATISFIED AND PRODUCTIVE.

Also, we routinely overpaid on the principal because we weren't thinking of doing anything else with our money at the time, and before we decided to house hack, we made a sizable principal payment in order to get a larger HELOC to use for investing purposes. 

Once you understand the process, it is pretty routine.  

Here in fantasy land we routinely hold deeds in escrow with their legal effect conditioned upon the occurrence of a future event.

The reason I'm asking is because I found the "adverse decision" template in buildium and it made me really uncomfortable.

I thought she was great, organized, and well prepared to show me properties, and we ended up going into contract on a property.I am now trying to buy more properties, and the problem I am having is that this agent seems to be uncomfortable recommending actual prices to me.  

Even if everything goes perfectly, it still creates an uncomfortable dynamic and will ultimately change your relationship.
