i get cards, calls and texts every day from wholesalers for my little portfolio - so that shows you how much competition there is out there.it's also tough to do as a beginner in real estate, because the best wholesalers surface strong deals and know how to estimate a rehab.  

To start, I've been looking around Orlando Kissimmee area but would love to hear thoughts, and potential other cities that have a strong rental market. 

Also, how would members start the actually business platform to where me and her are 50-50 partners?

I strongly recommend a Phase 1 Environmental Site Assessment (also called a Phase I ESA).

We will work our way in ascending order to the number one ranked HOA, starting with an HOA that still deserves merit as an STR option.

There's definitely a learning curve but as long as you're prepared for it all both mentally and financially, it can be extremely rewarding.Also starting up my first STR here in CA soon... just my ADU we're almost done with at our primary.
