HELOC can be great but usually it's used for short term because of higher interest rate.

If you are looking for cash flow immediately them short term rentals might be something you could also look into in places like Big Bear but appreciation isn't as good up there as it is down here. 

As long as you love where you are at I would try to look past this and keep in mind the long term picture of the brokerage.
