Make sure you only transfer $10000 at a time or you will get flagged by either country.WE all know there is no such thing as free money, sadly I think you will probably get taxed BUT the positive is that there is no double taxation.

Sadly, many buyers are actually paying these prices, because they are desperate to get deals and lack the discipline to wait until the market corrects.If you know that you can get the higher rents and are willing to accept a little vacancy in the short run, then this is a garden-variety value-add deal, assuming that you have the capital to do the value-add.I would try to get a handle on the rehab costs (worst-case scenario), and then take that to the seller and tell him that the property is overpriced because it needs X, Y, and Z, and show them the estimates you got.

NOT A SINGLE ONE HAD HEARD OF BP.This says to me that  hundreds of people are just looking to "get rich quick" because they haven't looked up a single question on google, which would have resulted in them finding BP.It is sad that so many of these people trust a guru to go home and do their homework that same night, but have never even considered searching out information on their own.

Sadly right now I run my own business which means I work 12+ hours a day (and travel 90% of the time for it) so at this point I'm going to sacrifice that percentage for ANY percentage if you know what I mean.
