I think you'll find that owning real estate free and clear doesn't produce the same returns as having some debt.Doing cash out refinances will probably take at least a year of ownership.

I have 3 to 5 years to make up 1 million dollars I walked away from.With 600k I should be able to make 1.5 million in three years,and 3 to 4 million in 5 years.The subdivision is a bird in the hand,but the 600k in the right hands can produce a greater return.

The irony of this compared with the violence, sex, drugs, high risk behavior and basic stupidity also generally pushed by Hollywood producers makes me think they might not have thought through the process beyond what makes the most money :)

Sorry, but an Option does not earn a commission under a customary listing agreement, commissions are due for sold properties or where the Realtor has produced a willing and able buyer who can close but does not due to some act of the seller, if the seller fails to close.Talk to your broker.

If the owner doesn't offer them and simply drops the rent to produce a 5% vacancy then the prevailing market rent will be obtained if the property is marketed correctly.
